Eager to cash in on a very robust market for luxury condos downtown, the Residences at the Book Cadillac is listing multiple condo units. The most expensive, a three-story penthouse listed at $1.125 million, offers three bedrooms, three baths and nearly 4500 square feet of space. The Book Cadillac is practically chomping at the bit to sell, given that they're listing three units and none of them are even close to complete. The photos show great bones…and barely-done drywall, unfinished staircases, and unframed walls.
While the spaces are unfinished, the plusses are undeniable: floor-to-ceiling windows, soaring ceilings, amazing city views and a private elevator to carry you home after a busy day of conquering the world or selling your soul at a crossroads, etc. Residents in, um, The Residences have access to all the Book Cadillac's goodies, including the hotel's heated indoor pool and hot tub, the WestinWorkout fitness area, and a fully equipped business center.
The HOA fee is $2,779 a month. No details at all as to what that includes, but for that much, maybe the home ought to come with two other smaller houses. The units, especially the penthouse, have tremendous potential. Buyers who get in on the Residences now (at least the listed units) also have the opportunity to make some choices in terms of finishes. And given what we've seen from other units in this building, you'd really want to do that unless you like your million-dollar place looking blank, generic and a little sad.
One drawback: construction on the 8-story apartment stack next door may make for traffic snarls, and will put some of the parking (not included) in the adjacent garage off limits through early 2016, but if you have the cash, it's hard to imagine a more luxurious or prestigious apartment in Detroit.
