If Olympia Development wants to demolish the Park Avenue Hotel, they first need to get the ball moving on renovating the Eddystone Hotel next door. That's the agreement laid out in the latest Arena District plan, which seeks to ensure Olympia will follow through on the Eddystone rehab. We'd add that the Historic District Commission would also need to approve the demolition, but when it comes to Olympia and historic hotels, that hasn't always been the case.
