If you're interested in co-op living in Lafayette Park, but want a high-rise experience instead of this Mies Van Der Rohe one, 1300 Lafayette East has at quite a few units on the market at a variety of price points. For $300K, you can move right into a fully remodeled, extremely posh 3-bedroom, 3-bath unit complete with jetted tubs, gorgeous new floors, floor-to-ceiling river views, and a gigantic master suite. A smaller 1-bedroom for $110K offers move-in ready space but with such a great layout it just begs for a few nice updates.

The 3-bedroom, 3-bath unit has hardwood floors, an accent wall with an intriguing gold-tone paint finish and a master bedroom so vast you could totally avoid running into your significant other for weeks at a time inside it. The master bedroom has its own wet bar alcove, complete with wine fridge. What should sell this unit, in addition to the expansive 2300-square-foot floor plan, are the sweeping views of the city from its massive floor-to-ceiling windows. In the living room, you get 40 feet of views of the city skyline and the river. The list of amenities here goes on and on: guest suite with private entrance, jacuzzi tub, custom walk-in closet, and, for a mere $30K extra, the developer will throw in the staging furniture.

For $110K, you get similar views, but the appointments are less luxurious. Though the roomy kitchen could use new countertops and appliances, its layout is smart and the kitchen is warm and inviting with tons of counter space and decent maple cabinets that might play as luxe if set off by granite or soapstone counters. The kitchen opens directly onto a large living room with a dramatic river view that can also be seen from the master bedroom. While a design-conscious homeowner might replace the carpet with hardwood or update the master bath, the existing finishes are neutral and tidy, and an owner unconcerned with home design trends could move right in to the 783-square-foot space.
