Condo prices are going a little haywire these days. We saw a tiny river condo ask $249 a square foot last week, so this reasonably priced, relatively spacious Riverfront Lofts unit makes for an interesting contrast. It's semi-affordable and in decent shape, too. This unit in the Albert-Kahn designed building has high ceilings with wooden beams, exposed brick in the living room and tall, paned windows.
Rivertown has the amenities most Detroit condo-dwellers crave: gated parking, pool and hot tub, 24-hour fitness center, in-unit laundry. The kitchen is large, with tall, glass-fronted cabinets that nod to the building's era. The counters and appliances could use updating, but it's a good layout, and the space is open to the living room.
There's a whole lotta carpet going on here, and a dated bath, but the cosmetic fixes are pretty simple, and redecorating is the fun part of buying a new place. Well, certainly more fun than paying closing costs, or coming up with Rivertown's $395-a-month HOA. The HOA does cover the parking, upkeep on the grounds, and the community has several public spaces, including a rec room with brand-new pool table.
There are some epoxy floors in this particular Rivertown unit, and this may be what you'd find under the wall-to-wall shag in the living room. And at $140 per square foot, especially for a unit in a Kahn building, the price is pretty right.
