Detroit condo comparisons: From New Center to the Riverfront

Recently, The Platform announced that new high-end condos would be built in the Tech Town/New Center area, bringing a very different look to that area in a few years. More options for condos around the city have become available lately, so today we’re taking a look at some current offerings along with a couple future options to scope out the condo market in Detroit.

Harbortown has undergone a conversion from apartments to condos recently, and many are currently on the market. Great Lakes Tower has one- and two-bedroom options, and the building has assigned parking, two pools, a fitness center, private marina, and Detroit River views. It’s located close to Belle Isle and just a couple miles away from downtown. This two bedroom, two bath unit is listed for $236,200, or $231 per square foot, which is on the higher end for the Harbortown units. HOA fees are $625 per month (garage parking, security, maintenance).


We recently featured this condo in the Albert Kahn-designed Garden Court Apartments, right on Jefferson Avenue. This two bedroom, two bath unit offers a lot of room—2,883 square feet—with more classic design elements. It has views of downtown and it’s located just a couple blocks from the Riverfront and Riverwalk. This has a lower price per square foot at $130, for a total price of $375,000. HOA fees are $634 per month and the building has a fitness center, secure parking, and rooftop access.


These Midtown condo conversions are boxy on the outside, lofty on the inside. These units are currently a mix of exposed brick, exposed duct work, hardwood floors, and carpeting. The listing offers them as a pre-renovated opportunity. They’re located right on Third Street near Canfield, making them walkable or bikable to many nearby restaurants and shops. A one bedroom, one and a half bath unit is going for $312,000, or $284 per square foot. It has a private garage and HOA fees are $300 per month.


One of the most anticipated developments in Detroit is Brush Park’s City Modern, which will add hundreds of new residences right in the middle of the historic neighborhood. Condos and carriage houses are being offered, some which will be available before summer. This three bedroom, three bath unit is expected to be completed in the second phase, available in the fall. It will have a private balcony, a private rooftop deck, an attached garage, and it sits near the park included in the development. This one is going for $629,300, with $358 in HOA fees. It’s close to downtown, Midtown, the sports arenas, and Eastern Market.


These condos at Cass & York won’t be available until 2020 at the earliest, but they’re bringing a very new look and feel to New Center. The development will have a rooftop deck, a courtyard, a fitness center, and a garden. Inside, expect high-end finishes and a 24-hour concierge. These are starting at $430 per square foot, and this two bedroom, two bath unit is listed for $598,000, with $816 per month in HOA fees. It’s located near TechTown, the Fisher Building, Wayne State, Henry Ford Hospital, and the Pistons Training Center.
