Some of the highest-priced condos have just hit the market downtown.
Three yet-to-be constructed units will be built in the historic Hartz Building above the Detroit Beer Company downtown. Each condo will have three bedrooms and take up a single floor of the six-story building at 1529 Broadway Street.
The third-floor condo, which will be just under 3,000 square feet, is priced at $1.55 million. The fourth and fifth floors will be just over 3,000 square feet and are listed at $1.6 million and $1.65 million, respectively.
At over $500 per square foot, that’s certainly on the high end of the market in Detroit. For example, a two-bedroom unit at Fort Shelby a few blocks away is going for around $320 per square foot. (Midtown and Brush Park, interestingly, has some of the priciest condos on the market right now.)
According to the realtor, Jay Taylor of Keller Williams, the development team looked at every comparable condo for sale and found that those listed under $1 million aren’t as well furnished and don’t come with the same finishes as those at the Hartz. In other words, they wanted to build a truly luxury condo.

The Broadway Street condos will have Viking appliances, quartz countertops, a wet bar, top of the line hardware and fixtures, soundproof hardwood floors, and a gorgeous master bath with jetted tub. Each floor will also have private elevator access. It’s unclear how much of the Detroit Opera House will obstruct the view of the northwest-facing units, but owners should be able to see Comerica Park.
Taylor says that demo will commence soon and then the buildout will take around 120 days.
The Hartz Building, constructed in 1902, underwent a multi-million dollar renovation by Kraemer Design Group in the early 2000s. Detroit Beer Company opened in the building in 2003. The three floors that will soon be condos were previously offices.
