The home of the former state capitol (way back in the 1800s) has undergone a tremendous amount of change in the past few years. Once empty buildings have new life, and if you sit in the middle of the park, you can see construction all around you. This little part of downtown is turning into a massive residential area, with lots of events in the park itself. New residential should be available by the end of the year, with more continuously on the way in the upcoming years.We're even seeing new construction for the first time in a long time.

In the past few years, we've done maps of Capitol Park's buildings and renovations. It's time again to see what's going on in this little corner of downtown. 1. Micro-apartments

On the outer edge of Capitol Park, pre-cast was set recently for the 13 stories of micro-apartments on Grand River and Griswold. These are going up quickly. They should be completed next year.

2. Capitol Park Building

Built in 1912, the Capitol Park Building is finishing up work on a $22.7M renovation. Plans call for 63 apartments up top with 17,000 square feet of retail space below. It's one of many buildings in Cap Park controlled by Karp and Associates (Capitol Park Partnership). ETA: November 2016.

Detroit's oldest surviving high-rise finished a $38.5M renovation in early 2015, and now contains offices for the Archdiocese of Detroit along with 56 new apartments. Developer: Karp and Associates

4. Farwell Building

The DEGC declared the Farwell to be "greatest opportunity" for redevelopment in Cap Park, and developers are saving this 1915 gem. The former office building will eventually hold 82 new apartments, while its lower floors are aimed at retail and office space around a beautiful atrium. Karp and Associates is also taking the lead on this one. ETA: Fall 2017.

5. Griswold Building (The Albert)

Designed by Albert Kahn, the Griswold first opened its doors in 1929 as an office building. After several decades as subsidized senior housing, the building was converted into a high-end apartment building called the Albert. Detroit Bikes is open on the ground floor, and soon, new restaurants will be opening.

This historic high-rise was sold to Dan Gilbert in 2015 after a disastrous stint with DDI Group that included a massive flood. Exterior cleaning and mechanical restoration has started. According to CBS, it will re-open in 2018 as mixed use residential, retail, and office space.

Owned by Dan Gilbert, this 1897 mid-rise packs 36,000 square feet and has been totally renovated. It's now home to the Detroit Institute of Music Education, or DIME.

It's hard to miss The Griswold from Capitol Park. From anywhere in the park, you can look south and see five new stories being built on top of the parking structure on Michigan and Griswold. This development will have 80 new apartments with floor-to-ceiling windows and crazy views of the city. ETA: end of the year.

New construction! This 11-story residential building is another Capitol Park Partnership property. It will be going up behind the Westin Book Cadillac, on the land where the former Theodore's Family Dining Eatery is. The ground floor will have retail space. ETA: Not known.

The former Industry Sound recording studio became Bedrock property in 2014. According to Bedrock's website, the 1902 structure is in line for an "extensive historical redevelopment" that'll convert the ground floor into a retail space. Either office space or apartments will go upstairs. Square footage is listed at 8,700. No current updates or timeline.

There isn't much to report concerning the Bennett Building, which dates back to 1895. Like several buildings nearby, it was owned (neglected) by Dennis Kefallinos before Bedrock bought it in 2013. Work is being done here, but nothing to report yet.

The Malcomson just undergone renovation by Bedrock. The building has been converted into 25 apartments, which are leasing right now. A nail salon will be going in on the ground level retail, and more retail space is available.
