Detroit's 10 Tiniest Condos on the Market Right Now

View as Map

Whether its a gymnasium-sized loft, a historic mansion or an abandoned warehouse, real estate in Detroit is all about going big. But in honor of Micro Week, we began a hunt for the opposite, scouring Detroit for the smallest listings on the market right now. To simplify things, we stuck with condos/co-ops and set our size limit at a generous 900 square feet. Those parameters would yield hundreds, if not thousands of results in most major cities, but in Detroit it was like asking a dive bar about its wine selection. There are a few options, sure, but you're definitely in the wrong place.

Note: We only added one listing per building, but Riverfront Towers, River House, and 1300 Lafayette had multiple listings with identical floor plans to the units shown here.

523 SF - FD Lofts

Here's a tiny studio in Eastern Market that hasn't been built out yet. The price includes a custom-designed lofted area, new tile floors, quartz countertops and all appliances.
Ask: $149,900

600 SF- Northwest Co-Op

This 1BR/1BA co-op in Five Points is no luxury suite, but it offers an extremely cheap living situation. The monthly fee of $300 covers gas, water, grounds maintenance, trash and property taxes.
ASK: $5,900

650 SF - Riverfront Towers

The tiny condos in the Riverfront Towers are aided by good design, with angular floor plans and views of the river distracting from a petite, one-bedroom floor plan.
Ask: $115,000

819 SF - Park Shelton

The largest condo on our list comes from the Park Shelton's 7th floor. The interior photos are all hardwood floors and great views, but the 7 x 8' kitchen isn't even visible.
Ask: $169,800

797 SF - Lofts at Rivertown

It's technically a one-bedroom, but the owner removed a wall for a wide-open studio. Exposed brick and views of Belle Isle await.
Ask: $115,000

740 SF - Harbortown

Harbortown means having the RiverWalk right in your backyard, but that doesn't do you much good in the winter. This one-bedroom unit on the 7th floor is our only listing with two bathrooms.
Ask: $115K

830 SF - Gramont Manor

This is one of Gramont's cheerful "sunroom" units, giving you several windows and a corner layout. The low price has to do with its location on Seward Street in New Center, which still has several abandoned apartment buildings.
Ask: $45,500

625 SF - River House

One of several available fixer-uppers in the River House co-op, this 1BR unit has yellowed appliances and a monthly co-op fee of $588.
Ask: $8,000

767 SF- 1300 E Lafayette

Another glorious co-op with astounding monthly fees, this sunny unit has plenty of room and great views, but a monthly fee of $868. It covers everything from utilities to taxes, but still. Ouch.
Ask: $63,995

700 SF - River Park Place

It's not the most glamorous 1BR condo, but the gloomy interior can be fixed. All things considered, a spot fairly close to Jefferson Avenue and Downtown is rarely so cheap.
Ask: $16,900
