Mapping the developments in the works in and around New Center

One neighborhood that will change dramatically over the next few years is New Center. Anchored by the Fisher Building, new construction and renovations are well underway in the neighborhood and surrounding areas. While plenty of redevelopment is still happening in Midtown, the momentum seems to be shifting just north into this centralized neighborhood.

We first made this map at the beginning of 2018. Since so much has been announced, we’re already updating the map.

For this map, we included a few projects in areas just outside the neighborhood proper. Lee Plaza, which will finally see redevelopment, is about a mile down West Grand Boulevard. Moving toward New Center, we’re also seeing the expansion of the Motown Museum and a new cancer center through Henry Ford.

We also hopped across Woodward Avenue (where we expect to see a lot of retail soon), and over to Chroma, or the building with the Illuminated Mural.

Much of the new construction is centered around Tech Town. There we see the new Pistons training facility, plus large renovation and construction projects in the works.

1. Fisher Building

Since the Platform has acquired the Fisher Building, much has been happening in the Art Deco gem. Storefronts are filling up in the lobby. Exhibits and art activations welcome the community into the building, and 82,000 square feet of office space has been leased. Restoration of the arcade ceiling was underway last spring. The building keeps getting better and it’s truly a beacon in the center of Detroit

2. The Boulevard

Rising near the Fisher Building is new construction in the form of 231 apartments and retail space. Construction of The Boulevard (it was first called Third & Grand) is well underway, and now has the expected completion date of winter 2019. The Platform is also leading this project.

The new center, “will house mechanical equipment, state-of-the-art security, fire protection, a power back-up system and network infrastructure.” A new substation will also be built behind it. Expect it to be completed in 2019.

Midtown Detroit Inc. acquired this property last year, which could be converted into micro-apartments, a hotel, and retail. The property includes three buildings on a half acre of land.

This and a few other buildings sold last winter to the Optima Aegidius Group, who plan to convert the structures into lofts and retail space. Planning and permitting was expected to take around a year, and we’ll check in soon with the developers for updated plans and timeline.

9. Studio Live

The historic WJBK-TV building will be transformed into new apartments in the coming years. The Studio Live development will include renovating the existing building and constructing a new eight-story building behind it. Halcor Group is leading the development, and Kraemer Design Group is the architecture firm. They expect to break ground in late 2018.

10. Seward Hotel/Wellington Square

Work has been underway lately at the Seward Hotel at 59 Seward Avenue. Shelborne Development is leading this renovation, now called Wellington Square, which will offer affordable senior apartments. Pre-leasing is underway, with the development expected to be ready in the fall. The 11-story building stands just off of Woodward on Seward Avenue.

This rehab and new construction will bring 23 residential units and over 10,000 square feet of retail space to Woodward Avenue. A second phase broke ground recently, bringing new construction behind it with 138 residential units. These are also developments through the Platform.

12. Woodward & Grand Blvd.

Work has been underway at the corner of Woodward Avenue and East Grand Boulevard. Midtown Detroit Inc. is leading this renovation, which will have restaurant, office, and residential space. Expect the retail corridor here to change dramatically over the next few years, as businesses start to fill the storefronts on both sides of Woodward.

13. Lakeshore Global Building

The Platform just purchased the 11-story Lakeshore Global Building, which once had a beautiful facade. The group plans to update the building and fully lease it. They also purchased 4 acres of surface lots nearby for future development.

Philadelphia developer David Grasso owns this property, and although plans haven’t been finalized yet, early reports say he wants to build a high-rise here. Crain’s reports he’s bought more property in the area, with even more mixed-use plans.

16. Henry Ford Brigitte Harris Cancer Pavillion

Henry Ford Health Services has cleared a large area across from its hospital on West Grand Boulevard and is currently building the Brigitte Harris Cancer Pavillion, which will be connected to the hospital with a skyway. It’s part of a larger 300-acre expansion in the area.

The Motown Museum is about to undergo a $50 million, 50,000-square-foot expansion. Expect a new theatre, recording studios, interactive exhibits, and meeting spaces. It should be an even bigger attraction for tourists, music lovers, and residents once completed.

It’s been a long time coming, but Lee Plaza could see life again soon. The city released an RFP in December looking for developers for the long-vacant 15-story building. Once a developer is found, rehab could take two-five years and could include new construction.
