<p>Congrats EEV!</p> <p id="hwSr2h">Was there ever any doubt?</p>
<p id="OwkZKT">After their highly contested dark horse <a href="https://detroit.curbed.com/2017/2/10/14576266/curbed-cup-detroit-east-english-village">win</a> in last year’s Curbed Cup, East English Village was ready to defend their title in 2017. </p>
<p id="EK6b96">After taking down <a href="https://detroit.curbed.com/2017/12/14/16773582/curbed-cup-east-english-village-southwest">Southwest Detroit</a> in the first round and last year’s finalist <a href="https://detroit.curbed.com/2017/12/20/16800422/curbed-cup-elite-eight-west-village-east-english-village">The Villages</a> in the second round, East English Village found their toughest competitor in the 2012 Curbed Cup <a href="https://detroit.curbed.com/2013/1/2/10290162/your-curbed-cup-2012-neighborhood-of-the-year-grandmontrosedale">winner</a>, Grandmont Rosedale. Even thought Grandmont Rosedale rallied within their community, EEV reigned supreme to make it to the finals.</p>
<p id="z6OiXp">They faced <a href="https://detroit.curbed.com/2017/12/29/16829596/curbed-cup-final-east-english-village-new-center">New Center</a> in the finals, and even though the centralized neighborhood is seeing a lot of development and activity lately, it didn’t have enough to take on the close-knit east side community. EEV won easily, keeping the now-real trophy in the neighborhood.</p>

<p id="UFpEFa">Now we are down to two.</p>
<p id="lOzpUP">This week’s Final Four voting in the Curbed Cup saw a fairly easy win for New Center, plus a heated battle between two past winners. Who should win the coveted (sometimes fake, sometimes real) trophy this year?</p>
<p id="gjN8Ap">New Center easily defeated Downtown to make it to the Finals. Should the center of the city win the Curbed Cup?</p>
<p id="ss23pN">They’ll have to beat last year’s winner, who is once again all in. East English Village had quite the competitor in Grandmont Rosedale, who rallied past the University District and Boston-Edison to get to the <a href="https://detroit.curbed.com/2017/12/28/16825340/curbed-cup-east-english-village-grandmont-rosedale">Final Four</a>. But after all was said and done, EEV once again made it to the Finals, narrowly defeating the 2012 champion.</p>

<p id="b8N3cE">Anchored by the Fisher Building, which has added much-needed retail to the neighborhood this year, development in New Center continues to take off. The <a href="https://detroit.curbed.com/2017/10/23/16525038/pistons-training-facility-construction">Pistons </a>training facility broke ground recently, <a href="https://detroit.curbed.com/2017/6/1/15724822/third-and-grand-new-center-construction">Third & Grand</a> is rising, and more residential is in the pipeline for the neighborhood at the end of the QLine. In the coming years, we’ll see more storefronts renovated along Woodward, plus residential at <a href="https://detroit.curbed.com/2017/3/30/15123582/baltimore-station-breaks-ground-new-center">Baltimore Station</a>. Single-family homes and condos are selling quickly in the neighborhood, and we’re starting to see more real estate selling in La Salle Gardens to the west and in the North End to the east. Will it spread further north down Woodward next?</p>

<p id="8kOnVF">The neighborhoods in Grandmont Rosedale have lovely old single-family and multi-family homes in a dense area in northwest Detroit. It’s one of the best neighborhoods to find more affordable family homes in the city. The Grand River commercial corridor continues to add more businesses and restaurants; you’ll see colorful murals on the sides of many. And in nearby <a href="https://detroit.curbed.com/2017/10/23/16518260/old-redford-redevelopment-city-detroit">Old Redford</a> (just past the Meijer), plans are in the works to improve revitalize vacant buildings, landscape vacant lots, and rehab old homes. Could the <a href="https://detroit.curbed.com/2013/1/2/10290162/your-curbed-cup-2012-neighborhood-of-the-year-grandmontrosedale">2012 winner</a> make another run for the coveted (fake) trophy?</p>

<p id="y43PGy">If you’re looking at development in Detroit, downtown is where you’ll find most of it. While it’s still more of a place to rent instead of own (hopefully more condos will become available in the coming years), residents watch their streets change daily. Three new <a href="https://detroit.curbed.com/2017/11/21/16685624/shinola-hotel-renderings-video">hotels</a> will open in the next year. Ground just broke on the biggest <a href="https://detroit.curbed.com/2017/9/13/16304114/hudsons-site-renderings-released">construction project</a> on an <a href="https://detroit.curbed.com/2017/11/21/16675694/hudsons-site-history-future">iconic block</a> in the heart of it all. And more buildings are being renovated, bringing more offices, retail, and apartments online every day. Should it be considered as the neighborhood of the year?</p>

<p id="kIYxDC">In our tournament to find Detroit’s neighborhood of the year, the Elite Eight saw one close vote, a matchup of last year’s finalists, and another dark horse going for the win.</p>
<p id="KnYWOJ">First, the very centralized New Center, which has seen a lot of development activity lately, <a href="https://detroit.curbed.com/2017/12/18/16789808/curbed-cup-detroit-new-center-jefferson-chalmers">easily took down</a> Jefferson-Chalmers, which should see more redevelopment in the coming years. New Center will face Downtown, which first tied with Hamtramck, then won in a two-hour <a href="https://detroit.curbed.com/2017/12/19/16796870/curbed-cup-lightning-round-downtown-hamtramck">lightning round</a>. Yes, we understand that Hamtramck is not a neighborhood. Thank you again for reminding us.</p>
<p id="UlYmvC">Grandmont Rosedale, who beat the University District in a tiebreaker lightning round last week, <a href="https://detroit.curbed.com/2017/12/19/16795012/curbed-cup-elite-eight-boston-edison-grandmont-rosedale">easily defeated</a> what many thought would be a finalist—Boston-Edison. Could the <a href="https://detroit.curbed.com/2013/1/2/10290162/your-curbed-cup-2012-neighborhood-of-the-year-grandmontrosedale">2012 winner</a> be making another run for the coveted (fake) trophy?</p>
<p id="croePW">They’ll have to get past last year’s winner, <a href="https://detroit.curbed.com/2017/12/20/16800422/curbed-cup-elite-eight-west-village-east-english-village">East English Village</a>, in order to make it to the finals. EEV once again took down the Villages and hopes to keep their <a href="https://detroit.curbed.com/2017/2/10/14576266/curbed-cup-detroit-east-english-village">trophy</a> in the neighborhood.</p>

<h3 id="aVL8ox">The Villages</h3>
<p id="0yYsSz">The Villages (West Village and Indian Village) came in second in last year’s race to East English Village. Since then, we’ve seen more development along Kercheval and a boom in housing stock over in <a href="https://detroit.curbed.com/neighborhood/593/islandview">Islandview</a>, between West Village and Belle Isle. The <a href="https://detroit.curbed.com/2017/5/1/15504848/st-charles-residences-islandview">St. Charles</a> development is converting a school into luxury condos in Islandview as well. <a href="https://detroit.curbed.com/2017/10/24/16526152/the-coe-west-village-photos">The Coe</a> development opened in West Village, adding the first new construction in the neighborhood in years. Soon, we’ll see more <a href="https://detroit.eater.com/2017/6/7/15752230/brudders-pizza-destination-1905-bar-new-detroit-restaurants-west-village">restaurants</a> in West Village. Here are a few comments about the neighborhood.</p>
<p id="MG4Q9u">West Village: "With all of the development, walkable restaurants, apartments, and shopping this neighborhood is bouncing back as an awesome place to call home!"</p>
<p id="Yva3mw">"Indian Village is the most beautiful neighborhood in Detroit in my opinion. All of the houses are stunning and the streets are shaded by towering trees that only allow just the right amount of sunlight to reach the streets below.."</p>

<p id="nFe3xE">We’re well into the Elite Eight here at the Curbed Cup, and competition is fierce. We saw a tie during the first round last week, and <a href="https://detroit.curbed.com/2017/12/18/16789858/curbed-cup-elite-eight-downtown-hamtramck">here we are with another</a>. </p>
<p id="FNcd7J">It’s time to vote again between Downtown and Hamtramck.</p>
<p id="9u1Dd6">Of course, many people would argue that neither should be in the Curbed Cup. Downtown is, well, downtown, and not often seen the same way as other neighborhoods. And Hamtramck, as we pointed out and we know, is a city within a city. But it is part of Detroit and we believe that both of these options should be considered for the Curbed Cup. <p id="lTTzgR">The historic neighborhood of Boston-Edison had some of the biggest home sales this year. Three mansions on Boston Boulevard—the <a href="https://detroit.curbed.com/2017/4/28/15478584/charles-t-fisher-mansion-sold">Charles T. Fisher Mansion</a>, the <a href="https://detroit.curbed.com/2017/9/29/16388276/briggs-stone-hedge-mansion-sold">Briggs Mansion</a>, and the <a href="https://detroit.curbed.com/2017/8/14/16144590/motown-mansion-sold">Motown Mansion</a>—all sold for over $1 million. On the west side of the Lodge, we saw home renovations and sales pick up, with houses asking and selling in the $300-400K range. Here’s one reader nomination:</p>
<p id="qLhdAG">“Over 900 homes with most constructed between 1905 and 1925 and range in size from modest 4-squares all the way to the largest recent sales in the city like the $1.65M Motown Mansion. Past residents include Henry Ford, Berry Gordy, and Joe Louis. It’s still home to the oldest continuous neighborhood association in the Detroit, founded in 1921.”</p>

<p id="BKMTPS">The neighborhoods in Grandmont Rosedale have lovely old single-family and multi-family homes in a dense area in northwest Detroit. It’s one of the best neighborhoods to find more affordable family homes in the city. The Grand River commercial corridor continues to add more businesses and restaurants; you’ll see colorful murals on the sides of many. And in nearby <a href="https://detroit.curbed.com/2017/10/23/16518260/old-redford-redevelopment-city-detroit">Old Redford</a> (just past the Meijer), plans are in the works to improve revitalize vacant buildings, landscape vacant lots, and rehab old homes.</p>
